PLEASE READ: This house is 96 years old - it was built in 1926.
Getting insurance for a house that old takes time as most mainstream insurance companies such as Progressive, Geico, State Farms, Allstate, Farmers here in Florida will not insure a house that old.
So yes the price is great but you will need to get an Independent Insurance Agent to shop for insurance for you first. There are 2 offices close to the property that you can call that are more familiar with the old houses in this area. Yes it passes the 4 point insurance inspection. It does not have wind mitigation because that is if you have hurricane shutters which it does not. This property is far enough inland so most people in this area do not have hurricane shutters.
Composition Roof is only 3 years old.
Insurance rates run from about $2400 per year on up for older homes. Using it as a homestead your rates will be lower than using it as a rental property.
USAA quoted $1400 but insurance also now depends on your credit rating & previous insurance history.

Rates are now higher in Florida because coastal area Hurricanes caused rates to go up even in the interior of Florida. Insurance companies make us all pay more to cover the expenses caused by problems along the coastal areas - not fair but that is the way it is. That is how they spread out their risk - we all pay more. All homes over 30 years old are now considered old by the insurance companies serving Florida. All roofs over 10 years old are considered old by the insurance companies serving Florida. It doesn't matter what you are paying now for your homeowners insurance - when you buy a house in Florida you are getting a whole new insurance policy on a very old house - so don't compare it to what you or a friend or relative are paying now on a home in Florida.
